The song sounds to be played on a couple of 12 strings,
which are not in concert pitch. They're, pretty much,
between pitchs, and in an alternative tuning too.

This is my version in standard tuning.

If you want to play along with the record, use a chromatic tuner,
and tune all strings up by approx. +30

CAPO: 3rd fret 

(Or, if you're concerned about risking breaking any strings,
put the Capo at 4th fret,tuning all strings down approx. -30.)

For the live 'Genesis Archive 1967-75' version they perform it
a semi-tone up from the original album version.
So that's capo at 4th, and tune sharp approx. +25.
