It ain't perfect, but it's pretty close. I think you're onto something with the tuning for sure!

Yeh, sounds really good, tuning seems right, looked at a few videos and them chords look nearly spot on.
In the chorus, think the G#7sus4 should be the same shape as the Esus4 chord...there might be something else on the B string (from the videos anyways) but can't quite work it out
