This is the way I saw Brian play it during Gaslight's set on Letterman show.
It doesn't really matter if you tune down or not because his use of a capo
is purely for the chord voicings - so if you don't wanna tune down, just 
stick a capo on 3rd.

what if you played the D as x-x-x-2-3-3?
probably not the way it's done in the video, i haven't watched it.
but it sounds good good that way, and it makes the whole chord progression a little easier to play
