This song is in E, unlike 99% of the tabs I have found here.  However, this tab is not 
as it is an octave lower and tabbed for a standard 6 string accoustic.

Tuning is standard.

The alternate above I found makes it easier to move to the next chord, which is E.

Chords during singing:

As long as you follow this basic progression, it's really easy to hear the strumming 
and when you hold one longer and all that.  Above, where the chord sounds minor, it's 
an Emaj7, just played without an E.  This is correct, it is actually what he plays.
