When it says "if i can't be with you tonight" its a B and then an E on "tonight"

Flat chords are not in sharp keys and vice versa. Therefore the noted Dbm is a C#m, which is actually in the key of E.

I think the D chord in the verses would be better being a Dmaj7 to fit better with the melody of the second verse
