This is what I have understood after listening to several recordings. Hope it helps other than that great job, I'll check out the chords later today.

This is almost right, except that you don't capo all 6 strings. Just capo all but the low E string (you can see in this video https://youtu.be/YoHsEDeCO3U). And it's very obvious during the intro that he's playing that low D#.
So half-step down standard tuning, capo at second fret with low E string open (not capo'd). The rest is right.

I think this user made it to how he/she wants to sing it. But to play like Aaron; I'd tune it 1/2 step down and play E, A, Bm where you've recommended D A and G respectively.
